An EV charger in your condominium parking space

Live in an apartment and want to charge in your own space? It is possible and you are entitled to it. We handle the technical side and help with the notice to the administration.

What we check on the visit

  • Where your meter and flat panel are
  • Cable route through the common areas
  • Existing trunking or cable tray in the garage
  • Your flat’s contracted power
  • Pillar or wall next to your space
  • Condominium rules and infrastructure

What the law says

Decree-Law 93/2025 (article 23) lets any owner install a charging point at their own cost, provided the technical requirements are met. If the installation uses or crosses common areas, even ones assigned to your exclusive use, the administration must be told in writing at least 30 days in advance.

The administration can only object on set grounds: for example, if an equivalent shared solution will be installed within 90 days, if one already exists, if there is a risk proven by a technical report, or if the installation would obstruct circulation or accessibility.

How it is connected

The charger is usually connected to your flat’s meter, with a dedicated cable from your panel or the meter area to your space. You pay for what you use on your own bill, with no costs to split with the condominium.

The route runs in trunking or conduit, tidy and labelled, so it does not interfere with the rest of the garage.

What we prepare for the administration

For the notice to the condominium we help you with the technical information: where the charger goes, where the cable runs and what protection it has. That way the administration knows exactly what will be done.

7.4, 11 or 22 kW?

More power does not always mean faster charging. What your car accepts and what your installation can take decide it.

  • 7.4 kW The usual choice at home

Works with most single-phase home supplies. If you charge overnight, it is more than enough in most cases.

  • 11 kW If you have three-phase

The most many cars accept on AC. Needs a three-phase supply and compatible contracted power.

  • 22 kW For businesses and specific cases

Only worth it if the car accepts 22 kW on AC and the power is available. Rarely the best choice at home.

Frequently asked questions

Do I need approval from the owners’ meeting?

A vote is not needed to install in your own space, but you must notify the administration in writing at least 30 days in advance when common areas are used. Read the condominium guide.

What if my meter is far from the garage?

That is common. The route is longer and may pass through several floors. We find the best path on the visit and explain the options.

Do the other owners pay anything?

No. An individual installation is paid for by whoever requests it, and the energy goes on that flat’s meter.
